Roof Leaking in Savannah? We'll Track It to the Source and Fix It.
A brown ring on the ceiling after one of those 4 p.m. summer storms is how most of our repair calls start. The good news: most leaks come from one spot, and most of those spots can be fixed without a new roof.
We find where water is really getting in, show you photos, and give you a written repair price before we start.
Call (912) 483-1213The bad news is that a lot of leaks get 'fixed' with a tube of caulk that fails by next summer. We'd rather find the actual cause and fix it once.
Typical price in Savannah: $300–$1,500
Most single-area repairs — a pipe boot, a section of flashing, a few wind-lifted shingles — land in this range. Rotted decking, chimney rebuilds and steep or historic roofs cost more.
How we handle roof repair
A ceiling stain almost never sits right under the hole. Water runs along rafters and the underside of the felt before it drops onto drywall. So we start in the attic when we can get in, then go up and work the roof upslope of the stain until we find where water is actually getting past the shingles.
Most leaks we see come down to a handful of spots: a split rubber boot around a plumbing vent, step flashing that was caulked instead of woven in along a wall, a valley where the shingles were cut short, a chimney with tired counter-flashing, or nails that backed out and lifted a tab.
We pull the damaged shingles with a flat bar so we don't break the seal on the courses around them, check the decking underneath, lay in leak barrier and new metal where it's needed, and hand-nail matching shingles back in. You get before-and-after photos.

Why Savannah Roofs Leak Where They Do
On the older houses in Ardsley Park, Midtown and the Victorian District, the leak is often at a chimney, a dormer wall or a low-slope porch tie-in. Those were built before modern step flashing, and decades of patches stack up. We take the patching back to sound material and flash it properly.
On newer subdivisions on the Southside, in Georgetown and out toward Pooler, it's usually pipe boots, ridge vents and shingles that lost their seal. Savannah's heat and humidity break down the rubber on a standard pipe boot within a handful of years, and summer gusts finish off shingles that never fully sealed.
Near the marsh and on the islands, rusted metal is a big one. Drip edge, valley metal and vent flashing go first. We replace it with metal that holds up to salt air.

How it works
Call or send the form.
Tell us what's going on and what part of Savannah you're in. If it's urgent — an active ceiling leak, hail damage from last night, or blown-off ridge caps — say so and we'll move it to the front of the schedule.
We come take a look.
Someone from our crew walks the roof in person, checks the valleys, pipe boots, flashing, and decking, takes photos of what we find, and answers your questions on the spot.
You get a clear price before any work starts.
Written scope, plain numbers, no pressure. We tell you straight when a simple repair is enough, and you decide if and when to move forward.
Why homeowners call us
- We actually answer the phone — or call back the same day.
- We look at the roof in person and show you photos before quoting a real number.
- We tell you when a repair is enough instead of pushing a full roof replacement.
- We protect your yard, AC condenser, driveway, and flowerbeds while we work.
- We haul off every scrap of old shingle and run magnetic nail sweeps before we call the job done.
What you can expect from us
Your roof is only as good as the crew that puts it on and the underlayment and flashing underneath.
We do the job the way the manufacturer specs and local wind and hail codes say it should be done, and we clean up the yard before we leave.
If something doesn't look right when we're done, walk it with us before we pack up the truck.
Questions we get a lot
Can you fix a roof leak in Savannah without replacing the roof?
Usually, yes. Most leaks come from one spot — a pipe boot, a piece of flashing, a few lifted shingles. If the roof is still in decent shape overall, we repair it and tell you honestly how much life it has left.
Do you tarp roofs after a storm?
Yes. If water is coming in, we can dry the area in with a tarp or temporary patch first and come back to make the permanent repair.
Do I need a permit for a roof repair in Savannah?
Small repairs generally don't. A full replacement needs a City building permit, and in the Historic Districts exterior work also needs Historic Review Board approval. We'll tell you which applies before we start.
