Thinking About a Metal Roof in Savannah? Let's Talk Through It.
Metal roofs are a natural fit on the coast. They shed wind-driven rain, reflect heat, and look right on everything from Lowcountry cottages to modern builds.
Coastal-grade panels and fasteners, a straight comparison with shingles, and a written price.
Call (912) 483-1213They also cost more up front, and not every metal roof is built for salt air. We'll help you decide whether it's worth it on your house.
Typical price in Savannah: $18,000–$40,000
Standing seam on a typical home. Exposed-fastener metal for porches and outbuildings costs less.
How we handle metal roofing
We install concealed-fastener standing-seam panels, exposed-fastener panels for porches, shops and outbuildings, and stone-coated steel for homeowners who want the look of shingle or shake.
On standing seam, clips under the ribs let the panels move as the metal heats and cools, so there are no exposed screws across the field to back out. Under the metal we use high-temperature underlayment so it doesn't soften behind hot steel.
Trim, valleys and flashing are bent to match the panels, and every penetration gets a proper boot. We tear off to the deck rather than strapping over old shingles, so we can fix the wood and keep the roof flat.

Metal Roofing Near Salt Water
Near the marsh, the river and on the islands, panel coating and fasteners matter. We use metal with coastal-rated finishes and fasteners that won't rust out ahead of the panels.
Standing seam is common in Savannah's historic neighborhoods and on newer coastal homes. On porches and outbuildings, exposed-fastener panels can save money.
In the Historic Districts, a metal roof may need Historic Review Board approval. We'll tell you what your property needs before you choose.
We'll give you a side-by-side price: metal vs. a good architectural shingle on the same roof. Then you can decide based on how long you plan to stay, what you want to spend and how your home looks.
What moves the price
- Total roof square footage (measured in 100 sq. ft. 'squares'), roof pitch, and one-story vs. two-story access
- Number of valleys, dormers, skylights, chimneys, and plumbing vents that need new metal flashing
- Material choice — standard architectural shingles, UL 2218 Class 4 impact shingles, or standing-seam metal
- Condition of the OSB or plywood decking underneath once the old shingles are torn off
- City building permit fees and, where applicable, historic district or HOA architectural review requirements

Where we do this work
How it works
Call or send the form.
Tell us what's going on and what part of Savannah you're in. If it's urgent — an active ceiling leak, hail damage from last night, or blown-off ridge caps — say so and we'll move it to the front of the schedule.
We come take a look.
Someone from our crew walks the roof in person, checks the valleys, pipe boots, flashing, and decking, takes photos of what we find, and answers your questions on the spot.
You get a clear price before any work starts.
Written scope, plain numbers, no pressure. We tell you straight when a simple repair is enough, and you decide if and when to move forward.
Why homeowners call us
- We actually answer the phone — or call back the same day.
- We look at the roof in person and show you photos before quoting a real number.
- We tell you when a repair is enough instead of pushing a full roof replacement.
- We protect your yard, AC condenser, driveway, and flowerbeds while we work.
- We haul off every scrap of old shingle and run magnetic nail sweeps before we call the job done.
What you can expect from us
Your roof is only as good as the crew that puts it on and the underlayment and flashing underneath.
We do the job the way the manufacturer specs and local wind and hail codes say it should be done, and we clean up the yard before we leave.
If something doesn't look right when we're done, walk it with us before we pack up the truck.
Questions we get a lot
Is a metal roof noisy in the rain?
Not over solid decking and underlayment, which is how we install it. It's about as quiet as shingles.
Will a metal roof rust near the beach?
Any metal can corrode if it's the wrong grade. We use coastal-rated finishes and matching fasteners for homes near salt water.
How long does a metal roof last?
Much longer than shingles when it's installed right. We'll walk you through the maker's paperwork for the specific panel we quote.
